Ballard Remodel
This project reimagines a modest 1913 Craftsman spec home as a modern, long-term residence, fundamentally transforming both its performance and spatial experience. Originally a compact two-bedroom, one-bath home on a very small lot, the existing structure included a basement with insufficient head height, limiting its usability. The renovation was approached in two distinct phases, beginning with a comprehensive reconstruction of the lower level.
Phase one focused on creating a viable, full-height living space below grade. The existing home was temporarily supported while the original foundation walls, interior bearing walls, and slab were removed. The structure was then lifted approximately 16 inches, allowing for increased ceiling height and a complete reconfiguration of the basement. This intervention effectively doubled the home’s livable area, introducing two additional bedrooms, a new bathroom, laundry, a den, and mechanical space.
Phase two addressed the main level, where the existing layout was opened and reorganized to improve flow, functionality, and access to natural light. Walls were selectively removed to create a more continuous living environment, and new window openings were introduced to brighten the interior. A portion of the existing front porch was enclosed to accommodate an additional bedroom, further optimizing the compact footprint.
Rather than preserving the original Craftsman character, the design intentionally shifts toward a more modern architectural language. A refined interior palette of walnut, oak, and steel establishes warmth and material richness while reinforcing a clean, contemporary sensibility. The result is a complete transformation—an aging structure reworked into a highly functional, light-filled home designed to meet current needs and remain relevant for decades to come.
